Samanea New York Mall's Transformation: New Stores and an Exciting Future (2026)

Get ready for an exciting transformation at Samanea New York mall in Westbury! This spring, three unique tenants are set to open their doors, adding to the mall's growing reputation as a lifestyle destination. But here's where it gets controversial: the mall's owner is prioritizing experiences over traditional retail, and it's working!

After a $30 million revamp in 2021, Samanea New York has seen its occupancy rate soar to 76%. The secret? A focus on tenants offering thrilling activities like laser tag, rock climbing, and even ax-throwing!

The three new additions are NY Axe, an ax-throwing range that's sure to get your adrenaline pumping; Ichiddo Ramen, a delicious eatery serving up Japanese cuisine; and Crazy Hot Deals, a discounter with clothing and housewares at incredible prices.

But why the shift towards experiences? Dominic Coluccio, the mall's director of real estate, explains: "We wanted to create a unique space where people could come to entertain, dine, and shop."

Located at 1500 Old Country Rd., this 750,000-square-foot mall has come a long way from its struggling days as The Mall at the Source. Built in 1996, it faced challenges when one of its main anchors, Fortunoff, closed in 2009. But Lesso Group Holdings Ltd., the mall's owner for almost a decade, has a vision.

"We're satisfied with our current performance," Coluccio said. "Our strategy is working, and we're excited to continue bringing unique tenants to Samanea New York."

And this is the part most people miss: malls across the country are fighting vacancies by embracing experiential tenants. From 2015 to 2025, the average vacancy rate for shopping malls rose significantly, but Samanea New York is thriving.

David Caputo, a data scientist at Moody's Analytics, explains: "Experiential tenants generate higher foot traffic and retain customers. Visitors spend more time and visit more frequently, especially younger demographics."

When the renovation was completed in 2021, Samanea New York had just six tenants. Now, it boasts 36, including The Gravity Vault, an indoor rock-climbing gym; Ryco's Escape Room & Lounge; and Empire Adventure Park, a family entertainment center with sales exceeding expectations.

"My business is thriving here," said Matt Mullen, owner of Empire Adventure Park. "I'd like to see more tenants, but I understand Lesso's approach to creating the right mix."

Karrie Anne Vitti, owner of Let's Craft, an arts and crafts studio, relocated to the mall in 2023. "We've seen a nice stride with birthday parties and workshops," she said. "I'd love to see more restaurant diversity and walk-in customers."
